Here's how each one is different — and what actually drives the price gap between them.
Most people think San Clemente's money is downtown — the Pier, the Outlets, the restaurants on Del Mar. It isn't. The real wealth in this city sits quietly behind a handful of gates most people drive past every day without a second thought. Cotton Point Estates & Cyprus Shore: San Clemente's Most Exclusive Address
Cotton Point Estates and Cyprus Shore sit behind the same gated entrance — along with Cyprus Cove — at the very southern tip of San Clemente, as close as you can get to the Trestles surf break without paddling there.
Cotton Point Estates is widely considered the single most exclusive address in San Clemente: oceanfront trophy properties typically priced well north of $5 million, on some of the most private lots in the city.
Cyprus Shore, next door, is slightly more accessible but still rarefied — about 123 custom luxury homes ranging from roughly 1,900 to 4,300 square feet, mixing oceanfront, ocean-view, and beach-close lots. It's also home to one of the largest residential sales in San Clemente history: 4130 Calle Isabella sold for over $33 million in 2021.
What you're paying for here isn't just square footage — it's privacy, the gate, and being minutes from a world-class surf break that doesn't exist anywhere else on this coastline.
Sea Summit: The City's Newest Luxury Community
Sea Summit, in the Marblehead area on the ocean side of the I-5, represents the newest money in San Clemente. It's the city's newest master-planned luxury community, split into four sub-neighborhoods, each with its own personality:
- Aqua — the most intimate, built around shared courtyards near the community clubhouse
- Sapphire — backs up to the native preserve and trail system, making it the most family-oriented
- Azure — sits near Ocean View Park
- Indigo — the most luxurious of the four, with the largest lots and best views
Homes here range from about 2,200 to nearly 4,700 square feet, with a modern Mediterranean look — open floor plans, high ceilings, premium finishes. Residents get access to the Summit Club (resort-style pool, spa, full fitness center, clubhouse) plus more than four miles of coastal trails outside their door.
If Cotton Point and Cyprus Shore are old San Clemente money, Sea Summit is new money that wants the lifestyle, not just the address.
Highland Light: The Only Guard-Gated Neighborhood in San Clemente
Highland Light, also in Marblehead, sits between Vista Hermosa and Avenida Pico. It's one of the only guard-gated neighborhoods in the entire city — an actual person checks who comes through, not just a code box.
Inside the gates are eight different home tracts ranging from 1,400 square feet up to over 4,000, everything from large custom estates to detached condos that live like single-family homes. That range is what makes Highland Light interesting: homes here run from the $600,000s up to $1 million-plus inside the same guarded community, making it a more attainable kind of wealthy than Cotton Point or Sea Summit.
Forster Ranch Reserves: Family-Money Wealth With More Space
Forster Ranch, on the northeast side of San Clemente, is where the lots get noticeably bigger. Inside it are four gated communities collectively known as The Reserves — Reserve North, South, East, and West — built in the early 2000s, each with its own gated entry, community pool, and playground.
Reserve North is the priciest of the four, with homes typically running over $1.2 million. This is the family-money tier of San Clemente wealth: bigger lots, more square footage per dollar, and a noticeably more suburban, less coastal feel than anything south of town.
What Actually Drives the Price Premium in San Clemente
It isn't just square footage. A Cyprus Shore home can be smaller than a Forster Ranch home and still cost three or four times as much. What buyers are really paying for, in order, is proximity to the ocean, privacy and gate access, and lifestyle amenities like the Summit Club or the trail system.
Cotton Point and Cyprus Shore sell privacy and the beach. Sea Summit sells brand-new luxury and lifestyle. Highland Light sells a guarded gate at a more reachable price point. Forster Ranch sells space and value for families who want a gated community without the oceanfront price tag.
